The Fasham Johnson-designed house is positioned on the block to take advantage of the sun’s orientation. Combined with insulation and double glazing it ensures a comfortable temperature year-round.

The slab was first poured in 2002, but not before the builders excavated down to rock to ensure a solid foundation. The result – even the paving in the courtyard is perfectly preserved as if it was laid last week.

All external windows are double-glazed, and sun through large windows warms the slab during the winter months. In the summer, cross breezes from the ocean alone are said to cool living spaces.

This property was built to be private and the spaces feel secluded as a result.

The main bedroom has french doors opening to the front yard. A generous walk-in-wardrobe is next to the en suite which features a double-length frameless shower.

The second bedroom has a built-in robe, and opposite is a third bedroom with walk-in robe, currently being utilised as a study. This room has views of the
courtyard, with paving and hanging gardens.

The kitchen has a step-in pantry, loads of storage, Westinghouse oven and Blanco electric hotplate cooktop. The laundry is accessed from the kitchen and also has external access.

The main living area has cathedral ceilings, a fireplace and custom cabinetry. It’s swathed in natural light.

Outside spaces are a foodie’s dream with grapefruits, mandarins, heirloom apples, olives, lemons, oranges, peaches and apricots, with a sectioned-off purpose-built vegie garden.

There is a 20,000 litre water tank in the backyard connected to the main water service.
